We're lucky enough to be able to visit some exceptional properties and put them up for sale, and today I'd like to introduce you to this house, with its impeccable appointments and unique architecture. I'm also looking forward to showing you its sumptuous garden; in a month's time, nature will be back in full swing, so I'll be back!

This house stands on a large plot of building land measuring 1700 m2; when they bought it, the current owners purchased two plots of building land.

It is accessed through a gate, and is subtly lit by recessed spotlights. The courtyard and driveway are paved with cemented granite, a durable (and expensive!) material that requires no special maintenance.

Access to the house is via the east façade. The very large bay windows on all four façades of the house provide exceptional light and a feeling of living both inside and outside. On the hottest days, the Brises Soleil Orientables (BSO) and sliding Velux shutters provide protection from the heat.

The facade is made from 22 mm Larch, a dense, resistant and durable wood. The main advantages of larch are:

  • Natural durability, it is a naturally rot-proof wood

  • Resistant to weather, fungi and insects.

  • Does not require chemical treatment.

  • Does not pollute the environment after use.

  • Excellent mechanical resistance; its density makes it resistant to agents (insects and mould) and very good fire resistance.

The house has a long shape, giving it a distinctive architectural style inside and out.

To the rear, the house borders a protected agricultural zone. Peace and quiet are therefore guaranteed. A swimming pool could, of course, be installed in the grounds. The house has a beautiful summer kitchen with a pizza oven (ideal for cooking casseroles too!). A semi-enclosed veranda means you can enjoy this space for many months, including in spring and autumn when temperatures are milder. In summer, the bay windows slide open. Between the house and the summer kitchen, a large terrace provides a lounge area under a superb Clématite tree.

Inside, the house offers a cathedral living room with a full-height wood-burning stove, which the owners bought in Liechtenstein, with a handle specially designed for them! The oiled oak parquet flooring is by Schotten & Hansen, with boards of varying widths and lengths of up to 6 metres. A bespoke bookcase in fine wood completes the living area. On the ground floor, teak sliding doors separate the rooms. This level also features

  • A fully-equipped kitchen by ARCLINEA, with Teak fronts and black Zimbabwe granite worktops;

  • A study and a bedroom with en suite shower room, both leading onto a terrace with Mont Blanc views.

On the first floor, after climbing the stairs made of Zebrano, a wood native to Africa known for its zebra texture, rusticity, rigidity, resistance to crushing and density, we arrive on the superb mezzanine gallery, from where we can appreciate the high ceilings and the views over the living room and garden. The four Velux windows give it a graphic character that contributes to the aesthetics of the house, as well as providing additional light.

On this floor, there are two children's bedrooms with views of the Jura, with mezzanine sleeping areas and a shared bathroom, and a superb master suite with views of the Alps, dressing room and a full bathroom (bath, shower, toilet). The wardrobes in the dressing room are veneered in Tuscan Cypress. All the doors are also in teak.

The basement has been designed with the same care as the upper floors. There is a triple garage with motorised door, a laundry room, a large bedroom with billiard table and windows, a fantastic cellar with gravel and a boiler room where you can appreciate the high quality of the technical installations.

The entire house has underfloor heating with pellets. There is a large 6-tonne silo in the basement. Energy consumption is low, with the owners now spending around €1,500 a year on heating the whole house, including hot water. Thermal panels installed on the roof heat the water in summer.

Generally speaking, this house has a double-skin timber frame, and there are no posts and beams in the house. The perimeter insulation is wood wool, and the interior is lined with 2-layer Fermacell panels.

As you can see, as well as being located in a nuisance-free environment within walking distance of the centre of Divonne-les-Bains, this house boasts exceptional architectural and technical features.

This is a rare property, and we rarely have the opportunity to visit and offer properties of this quality for sale. There is plenty of space and volume, but the rooms are still very welcoming. No work is required on this superb house.
